Beaulieu-sur-Mer – principal wing of ancient convent – nearly 200m2, newly renovated to a high standard, with pool, right in the centre of Beaulieu, 50m from the beach, 6-8 bedrooms

This traditional Provençal style manor house, converted from an old convent, is within two minutes’ walk from the beach and less than 5 minutes from the main shopping street of the village of Beaulieu-sur-Mer. The property has been recently fully renovated and has a large pool and separate guest apartment.

Perfectly situated at the heart of one of the most glamourous towns on the French Riviera, offering generous accommodation and thoughtfully restored keeping key original features, this attractive property represents a superb balance of tradition and modern convenience. A quick tour of the property is enough to show how thoughtfully the villa has been restored, retaining plenty of period character whilst maximising the space and practical aspects of modern living, as well as huge flexibility in terms of configuration. The villa itself is set within a pretty, easy to maintain garden with a total plot size of over 800m2, planted with palms and mature shrubs, lawned areas, and a large private pool with electric cover. There is a pool house with shower, outdoor kitchen/barbeque area, terraces and balcony and a decent sized garage. The property represents 2/3rds of the entire building, with the accommodation being entirely private and separate from the neighbours.

On the ground floor, the main living space is light and well laid out, made up of a large salon with open plan integrated kitchen area totalling 42m2, with a separate laundry room, downstairs WC and generous storage areas and cupboards. In the main salon the ceiling height and light from the huge French doors give an impression of being much bigger, and the room features some attractive features such as an original stone circular column and modern fireplace with a wood burner. From the main living area, two sets of glass doors open up onto the private terrace area in front of the villa, with a large electric sun blind. The fitted kitchen boasts state-of-the-art appliances and natty features such as hidden electrical sockets, as well as plenty of cupboards and large food preparation surfaces, all orientated towards the centre of the room and out to the garden.

Next to the main salon is a room measuring 14m2 with high ceilings and large doors opening onto the garden. This room would be ideal either as a second reception room/study or as a master bedroom – there is a large bathroom/WC leading from the room to the rear.

The main staircase in the centre of the property leads to the first floor. Above the ground floor accommodation there are 4 good sized bedrooms. The first has an en-suite WC and bathroom, and a separate dressing room, a high ceilinged, brightly lit room with views over the garden. The other 3 bedrooms, all of good size (10, 12 and 9 m2 respectively) are high ceilinged and bright. The largest of the other bedrooms has beautiful glass doors leading out onto the upstairs terrace, which measures nearly 25m2 and overlooks the pool and garden. There is a separate bathroom/WC. The centrepiece of the top floor is a large area ideal for seating and relaxation, with glass doors leading on to the terrace, and stairs leading down to the rear door and out to the pool area.

The other side of the staircase/upper corridor leads to the guest apartment, with two good sized bedrooms and a main living space (which could be used as an additional bedroom) which has a fully equipped kitchen area. There is a separate bathroom/WC.

The whole property has been ingeniously designed to be flexible accommodation – either as a fully integrated large family home, or two, or three separate individual apartments, each with potentially independent access. The size and location of the villa, together with the high standard of décor and fixtures/fittings make for exceptional value for money.

The village of Beaulieu-sur-Mer is a jewel in the crown of the French Riviera, with many turn of the century Belle Epoque style villas and up market mansion houses. There is a small casino and many smart boutiques, as well as daily shopping and many superb restaurants, cafes and bars. Beaulieu has a wonderful marina area, with many restaurants lining the water’s edge, where the local residents and yacht community rub shoulders with celebrities and well-heeled tourists. There are two lovely sandy beaches, where the sea is clear and azur blue and even in the peak season, the atmosphere is one of class and exclusivity. Beaulieu is known as a safe and secure place to live, with very low levels of crime which can sometimes be an unwelcome part of peak-season life on the Riviera, which is why the town is so popular with those seeking calm and exclusivity. The city of Nice is around 20 minutes’ drive along the picture-perfect Basse Corniche (coast road) or the Moyenne Corniche, with its spectacular views of the Bai des Fourmis and the Rade (bay) of Villefranche with the principality of Monaco only 30 minutes in the other direction. Nice airport is around 40 minutes away and the Italian border only 45 minutes via the A8 autoroute. There is excellent public transport in all directions – both train and bus.
