Sitting like an eagle’s nest on the top of a private gated domaine with about a dozen properties you’ll find this truly charming villa set over two levels, with plenty of potential to create your dream home. Properties like this don’t come along often and this one is truly one of a kind. From the house you have direct access to a flat garden that is a gardener’s dream come true, and throughout the whole property you’re treated to panoramic views to the Bay of Villefranche – as well as Saint-Jean-Cap-Ferrat and even as far as the hills behind Monaco – as well as the Baie des Anges and the Promenade des Anglais in Nice that lights up beautifully in the night. Because of its orientation you have sun throughout the day and can enjoy both the sunrise and the sunset.

After driving through your gates to your private driveway you have stairs leading to the first floor, with a terrace large enough to accommodate a table for four with views to Nice that spans around the whole edge of the house – on the other side you have a table for two boasting a completely different view. As you enter the villa you arrive in the entrance hall, with doors leading to a spacious living room where large windows dominate the living space and you have direct access to the side terrace – to make sure you don’t miss out on any of that beautiful triple aspect view. There are beautiful small touches such as an alcove carved out of the wall and the original tiles, and this bright room with its high ceiling feels really homely. From the dining room – as well as the entrance hall – you have doors to the dining room, where you have access to a balcony overlooking the lush garden and the Bay of Villefranche.

The next room is a traditional spacious kitchen, also with a stunning sea view. There is a cosy bedroom with exposed beams – or office/lounge – that can be accessed from the hallway, overlooking the garden, but the most gorgeous master bedroom is by far at the end of a corridor in its own private ‘master suite’ ensemble. You have a separate bathroom, and a great big bedroom with views over the garden and the sea, and most importantly – direct access to a private patio and the garden through large French doors.

Follow the staircase from the entrance hall to the ground floor and you have 4 more bedrooms, all with plenty of character. At each end of the corridor, facing the Bay of Villefranche, you have two bedrooms with a sea view – both with their old traditional stone walls intact. One of these bedrooms has a double aspect view, built in cupboards and a small alcove with a sink. The second room is divided into two areas by a stone archway – the space behind the archway could possibly be turned into an en-suite bathroom. There is another bedroom facing the driveway also boasting magnificent stone walls, with direct access to the garden through French doors. The last bedroom only has a smaller window but would make a great office or spare bedroom. On this level there is additionally a spacious storage room and a bathroom / laundry room with doors out to a terrace, with an exterior staircase leading to the garden.

Although the villa hasn’t gone through extensive renovation works it has so much character – such as the individually designed window grilles – and is in perfectly habitable condition as it is. With little refreshment you could turn the interior spaces into more modern living spaces whilst still keeping that Provencal touch that makes this property so charming.

The fenced garden surrounding the house is truly exceptional and is one of the best features of this property. The land goes up to the edge of the Mont Boron National Park, and you’re surrounded by gorgeous unspoilt nature in this paradise – it is hard to believe you’re in Villefranche-sur-Mer because it is so peaceful and calm. The well maintained garden is laid out over several terraces and there is scope to add more parking spaces, and maybe even build a small pool.

The location is simply perfect – in just 30 minutes you’re at Nice airport. Within short walking distance of the villa you have amenities such as a small grocery store, a busy brasserie, a butcher, a bakery, a bank and a pharmacy. There is a larger 7/7 grocery shop a 15 minute walk from the property – or just 2 minutes by car – and the supermarket is a 5 minute drive from the house. You can walk to the town of Villefranche-sur-Mer and the seafront in the Old Town in less than 20 minutes (or 5 minutes by car). Villefranche-sur-Mer has a lovely long sandy beach, some excellent restaurants and bars, and although it is considered to be a bit of a hidden gem on the French Riviera the town stays lively all year. Of course you also have other great towns on your doorstep – the vibrant city of Nice, the upscale Beaulieu-sur-Mer and the ‘peninsula of billionaires’ Saint-Jean-Cap-Ferrat, and in just 20 minutes you can be in Monaco. Lovers of the outdoors will also enjoy the tranquil walking trails of Mont Boron stretching across the whole hill.
